Programmatic Division

The House is distributed over 6 levels and performs at several degrees of publicness vis-à-vis this section.

The Lower Ground (as we prefer it calling, not a basement) is the most public entity. This floor can simultaneous operate to entertain Senior Corporate Dad’s international clients in the Formal Living, Elder son’s colleagues at the bar and younger son’s college crowd in the A/V Lounge.

The Upper Ground facilitates the family’s everyday activities with the Family + TV Lounge, Dining, Kitchen + Utility area. As we rise higher we enter the private spaces of the family, sharing common Lounges. This rise culminates in a self-sufficient family unit, complete with its Bedroom, Study, Pantry, Gym and a supporting terrace Garden.


Experiential Inputs 

The volumetric proportions compliment the programmatic Divisions. A large atrium being accommodated between the 2 ground levels allows natural light to prevail on both floors. Natural Lighting was a repetitive element. Excavations for the Lower Ground that were extended to provide a landscape green to the Formal living also allows the North-East light to enter the interiors.

Design Plus made a conscious decision to remove almost all opaque partitions. A well equipped exhaust system also permits a fume and odor free operation of the Open Kitchen. The 8’ lintels add to this established openness. All Family common areas and the Bedrooms have supporting terraces to extend the usage.



The choice of material and its installation was dictated by the client’s brief to demonstrate a contemporary Indian façade. The Architects chose sandstone from Hindon along with brick tiles for essentially three reasons. First, This Sandstone is light in color and hence a residence that occupies the complete permissible FAR and the nominal setback was not overbearing for the street. Second, the skilled labour was familiar with the material; this ensured detailed and careful craftsmanship. Also, a contrast, both in texture and colour were maintained on the façade.

Indoors, the materials chosen complimented the mood and usage of each space. For the Public zones, the external contrast was brought in with the identical or similar material installation.

The Family areas (Lounges/ Dining/ Kitchen) were detailed with polished teak or colourful cottons over the same.

The Designs and textures for Bedrooms were planned and implemented in accordance with the aesthetic and functional values of the user. Playful colours and crisp lines for youngsters, while the parents settled for a serene setting.

Since most of the furniture was designed, detailed and executed by the studio, it was essential to compliment the complete scenarios by lighting as well, both by natural and artificial. We have already mentioned about the well lit atrium distributing natural light within the Public domains. In addition, mood changers were provided for several areas such as A/V Room, Bedrooms and Gym.

The extensive use of teak for furniture, cabinets, door-windows, frameworks adds warmth to the residence. To add to this warmth and richness Design Plus installed 12” thick Teak Framework for all openings. The openness was further enhanced by use of glass railings and satvario floor.
